Hiring a Remodeling Contractor in Virginia: What to Check Before You Sign

Most remodeling problems in Northern Virginia don't come from bad workmanship. They come from hiring the wrong contractor in the first conversation. A few checks up front prevent most of them.

Start with registration and insurance. Ask whether the business is a registered Virginia entity and whether it carries liability insurance, and ask to see proof. A professional answers this immediately. Hesitation should end the conversation.

Ask who does the work. Some contractors have their own crew for carpentry, drywall, tile, and paint and bring in licensed electricians and plumbers for those trades. That's a good model, as long as the general contractor is managing and accountable for all of it under one contract.

Get an itemized written estimate, not a lump sum. Line items show you what you're paying for, make competing bids comparable, and make change orders honest. Ask how changes are priced during the job and how often you'll get progress updates.

Finally, ask for recent local references and pay attention to communication. A contractor who answers the phone and explains things clearly before you've paid a deposit is usually the one who does it after, too. That's the standard we hold ourselves to on every project in Manassas and across Northern Virginia.
