What a Kitchen Remodel Really Costs in Northern Virginia

Every kitchen estimate we write in Manassas, Centreville, or Ashburn starts from the same three questions: is the layout changing, what are the cabinets and counters made of, and how old is the house? Those three answers move the number more than anything else.

Layout changes are the biggest driver. Keeping the sink, stove, and fridge where they are means the plumbing and electrical mostly stay put. Moving them, or taking out a wall for an island, adds licensed trade work, possibly a structural header, and a Prince William or Fairfax County permit and inspection. That is worth it for the right kitchen, but it should be a decision, not a surprise.

Cabinets and counters are the second lever. Painting solid existing cabinets and adding new hardware costs a fraction of replacing them, and quartz and granite prices vary widely by slab. We price two or three options side by side so you can see the trade-offs in writing before choosing.

The third factor is what's behind the walls. Older homes in Fairfax and Springfield often hide outdated wiring or tired plumbing that has to be corrected once it's exposed. We flag the likely issues during the walkthrough and recommend holding a ten to fifteen percent contingency rather than pretending it won't be needed.

The estimate itself is free and itemized. If a number doesn't make sense, ask. A good contractor can explain every line.
